If you’re thinking about selling your Baton Rouge home and you want it to move quickly, there are three things you need to get right before that listing goes live. I call them the three P’s: positioning, pricing, and partner. Miss any one of them and your home could sit longer than it should. Get all three right, and you’re setting yourself up for a faster sale at a stronger price.

1. Positioning: Make buyers confident before they even walk through the door. Positioning is about how your home presents itself to the market. That means curb appeal matters, but it goes deeper than that. Get a pre-listing inspection done before you list. Have the roof checked. Here in Louisiana, insurance issues tied to roof age are a real concern for buyers. If there’s a question about your roof’s condition or age, that can slow a deal down or kill it entirely. Any repairs that could affect the sellability of your home should be handled before a buyer ever sees it.

Think of it this way: when a buyer walks through your property and sees that major items have already been taken care of, it gives them confidence. They’re not wondering what else might be wrong. They’re not building a list of reasons to negotiate your price down. You’re checking boxes for the buyer before the house ever hits the market, and that makes a real difference in how fast offers come in.

2. Pricing: Know the difference between being in the market and being on the market. This is one of the most important distinctions sellers need to understand. Being on the market means your home is listed. Being in the market means your home is priced where buyers are actually looking and competing. There’s a huge difference.

To price your home properly, you need to look at three things:

  • First, the absorption rate tells you how many months of housing supply are currently available. That gives you a sense of whether you’re in a buyer’s or seller’s market right now.
  • Second, a total market overview (TMO) provides a broader picture of what’s happening across the market.
  • Third is a comparative market analysis (CMA) specific to your neighborhood. Hyperlocal data is the key. What’s happening three streets over matters more than what’s happening across town.

When you combine all three, you get a pricing strategy that puts your home where buyers are actively competing, not where it sits and waits.

3. Partner: Work with an agent who markets, not just lists. This is the one most sellers don’t think about enough. You don’t need the best Realtor. You need the best marketer. The right agent will get your home maximum exposure, putting it in front of as many qualified buyers as possible. The more eyes on your property, the faster it sells and the stronger the offers.
