People ask me all the time: Darren, should I sell my property as-is, or should I fix things up and then sell? It’s a great question, and honestly, there’s no general answer for it.

Every case is different, and the right move depends entirely on what your home needs and what those repairs would actually get you in return.

Start with a real needs analysis. The first thing I do is come out to your home and look at what you’re actually working with. That’s the whole point of a needs analysis: walking the property, seeing the condition it’s in, and figuring out what, if anything, is worth doing before it hits the market. Some homes are ready to sell exactly as they sit. Others have a few targeted updates that could meaningfully change what a buyer will pay. You can’t know which camp you’re in untilsomeone who knows the Baton Rouge market walks through it with you.

Kitchens and baths give you the most bang for your buck. If you are going to put money into a home before selling, kitchens and bathrooms are almost always your highest and best improvements. There’s a reason for that. Those are the rooms people live in. Families gather in the kitchen, everyone’s in and out of the bathrooms getting ready for the day, and very often, the lady of the house is the deciding factor on the purchase. So those two rooms carry the most weight with buyers, and they tend to give you the strongest return of any upgrade you can make.

Not every improvement pays you back. Here’s where it gets important, because some improvements simply don’t make financial sense. If you spend forty or fifty thousand dollars putting a pool in the backyard, you’re normally not getting forty or fifty thousand back out of it when you sell. That doesn’t mean a pool is a bad thing to own. It means it’s rarely a good thing to install right before you list.

On the other hand, upgrading your countertops from ceramic tile to granite, or from granite to quartz, typically delivers a stronger return. Same house, same seller, completely different math.

The number behind the decision is the after-repair value. ARV, as we call it, is the projected value of your home once the work is finished, and it’s what tells you whether the work is worth doing. When I look at a property, I can tell you: if you do X, Y, and Z, it normally yields you this much in added value and profit. Sometimes the numbers say go for it. Sometimes they say leave it alone.

Sometimes, as-is is the right call, even for me. I’ll give you a real example. The property I live in right now is on the market, and I’m selling it completely as-is. No repairs whatsoever. It genuinely needs some work after all the years we’ve lived there, and rather than pour money into it, I’m selling it as it sits and giving the buyer a great discount to reflect that. So this isn’t theory for me. Selling as-is is a completely legitimate strategy when the math supports it.

Take it need by need, then run the numbers. The takeaway is to handle this on a need-by-need basis. Figure out what you actually want to do with the home,set a budget, and then determine whether it makes sense. Work with your Realtor, look at what the improvement is likely to return, and decide whether it gives you a positive return or not before you lift a hammer. That one conversation can save you from spending money you’ll never see again, or point you toward the update that adds real value.
