One of the most common questions I get is this: “What improvements will help my home sell better and keep its value long term?” After years of working with clients, here are some of my top answers that I always tell sellers, no matter the market.
Kitchens and bathrooms give you the biggest return. Buyers notice these spaces first, and thoughtful updates here can make a huge difference. Whether it’s upgraded countertops, a refreshed island, or a custom shower, these improvements not only look great but also add real appeal when it’s time to sell.
Another trend I’m seeing more of is outdoor spaces. In my market, outdoor spaces and kitchens are extremely popular. Buyers picture themselves entertaining, grilling, and making memories outside. Adding one of these spaces can set your home apart from the rest.
What about bigger projects? After the COVID pandemic, a lot of families added swimming pools. While a pool doesn’t usually deliver a dollar-for-dollar return, I’ve seen plenty of buyers get excited about them. Pools bring lifestyle value. Families enjoy them, and even though the appraisal may not fully reflect it, buyers often view them as a bonus.
If you’re planning improvements, my advice is simple: focus on kitchens, bathrooms, and outdoor living areas. They’re the updates that bring the strongest resale appeal, the most enjoyment while you live there, and a solid return in the future.
