Your home’s been sitting on the market for weeks, maybe months, and you’re starting to wonder why. You listed it, staged it, took great photos, and told everyone you know. But the phone’s quiet, and no offers are coming in.

Here’s the truth: there’s a big difference between being on the market and being in the market. When you’re in the market, you’re priced and presented right where buyers are actively looking. When you’re on the market, you’re simply one more listing that buyers skip over.

So, how can you tell where your home stands? The answer lies in two key signals: showings and offers.

When you list your home, it’s tempting to think you can set the price based on what your neighbor’s house sold for. But remember, your home is only worth what someone is willing to pay for it. Below are three signs that the market is showing you when listing your home

● If you’re not getting showings, that’s the market telling you it’s time to adjust your price.

● If you are getting showings, you’re likely close to the right price. A small tweak, around 2% to 3%, can often do the trick to generate an offer.

● If people are coming to look and still not making offers, it might be time to evaluate the condition of your home as well.

Every home sells for three reasons: location, price, and condition. You can’t change your home’s location, but you can adjust the other two. If nobody’s coming through the door, focus on the price. If buyers are visiting but not biting, look at the condition or a mix of both.
